This has a lot going for it. But there is a slew of comps for new construction 5-bedroom, single-family homes between 1.6 and 1.7, some of which are in more desirable locations closer to the beach:
Here’s what makes this one stand out: the lot is 90 x 30. It is much narrower, which means you lose about 200+ feet of square footage in the house and everything is a bit more cramped. Nothing wrong with it – except the steps for the deck, which scare me! – but just be aware this is using comps from wider lots.
