The Gist: Mediterranean-style Gardens home. Amazing location and incredible charm. Incredibly valuable lot. Relatively low flood risk.
The Rub: It’s old. Built in 1922. Not for everyone.
Agent Hot Take 🔥: Could use some updating but to get something on a 55×124 lot in the gardens with a house that’s well kept under 2.5 is fair in today’s market.

Our Take
You know, I’ve never been sure about some of these old Mediterranean-style houses in the Gardens from the outside.
I walk by this one almost every day in the summer. They look great from the outside, but do they give off that “Shore vibe”?
I’m actually sort of stunned by how much I like the inside of this one.
Sure, it’s not for everyone, and you’ll deal with countless weird quirks of a house that was built while Babe Ruth was still on the upswing, but cozy AF.
The property history on this is pretty crazy. Sold in 1984 for $161k. Then again in 1997 for $325k. And now on the market for $2.3 million. Talking about generational wealth.
On one hand it’s a steal– you have similarly-sized condos that would go for $2 million+ in the Gardens. This gets you the land in a truly unbeatable location, and a charming house. On the other hand, it’s a very old house, so do with that what you will.
