It’s not often we see a succession of premium properties to hit the market like this.
In the last two days, four new listings – two single-family homes, two condos – have stood out to us.

1) 2033 Asbury Ave.
Price: $2,995,000
Bedrooms: 5

Sq ft: 2,967 ($1,009 per sq ft)
On the ocean side of Asbury, just steps from Uncle Bill’s, comes this Gold Coast new construction from Robert Coste builders.
I’m a big fan of his floor plans. Just unique enough to have some character + nooks and crannies, but not so much so as to be unlivable.
This thing is drenched in 2023 design trends, which might show their age in 5-7 years, but there’s nothing to really argue with. Love the deep, set-back kitchen, and I count three beverage fridges (on three separate floors!).
He bought the lot for $1.1 million. Figure $1 million in build costs, there’s quite a bit of profit baked in at the asking price, in our opinion. Do with that what you will.
2) 1800 Boardwalk
Price: $2,575,000
Bedrooms: 4
Bathroom: 3
Sq ft: 1,945 ($1,323 per sq ft)
This is one of those old-school four-unit properties we saw pop up throughout the 90s.
The inside, in fact, reflects the fact that it was built in 1998. The beige and light wood tones DOMINATE. But the location is effectively unbeatable– 18th and the Boardwalk. Its address is straight out of Monopoly.
It’s priced aggressively given that it needs some updating. But properties in this location are in high-demand.
It will be interesting to see how this fares, though. It’s not quite big enough to serve as a full-summer second home for most. It would make a great rental candidate if you could make the math work… which I’m not sure you could.
Given its size and price, it could fall into a weird gap in the market between second-home owners and investors. Still, if you’re looking for a place on the beach and close to the Boardwalk, this is it.
3) 310 E. Surf Rd.
Price: $3,850,000
Bedrooms: 5
Bathroom: 5.5
Sq Ft: 3,459 ($1,113 per sq. ft.)
Brand new single-family in the gardens with a detached garage. Not much else to say, but here’s the listing from Patrick Halliday:

4) 30 W. 8th St. Unit 1
Price: $2,999,000

Sq. Ft: 1,609 ($1,863 per sq. ft.)
A two-year-old bayfront first-floor condo on the Smug Harbor Lagoon. It’s only 1,600 sq. ft. with five bedrooms crammed in there. Busy part of the island, too. But the place is beautiful.
One thing to note: It was purchased in 2021 for $1.5 million. Now they are asking $2.3 million. We’ve seen a lot of appreciation the last two years, but not that much, especially on condos.
