Agent Hot Take 🔥: This one’s a good buy in my opinion and I’ll tell you why. Some people may say it’s priced high because of the age and the fact that it’s a side-by-side, but I don’t think so. If you think about OCNJ, the boardwalk runs from the North End to 23rd Street. From 6th to 14th, you have pretty much an all-commercial area. That leaves just 15th to 23rd as residential. That’s EIGHT blocks total that feature both boardwalk and beachfront living, and there are people waiting in line to grab something in that area. These properties do not come up very often and, when they do, I tell my customers to consider them simply for those reasons, especially between 16th Street and 20th Street. You have the ability to walk to the boards every night and, when you’re ready to escape the craziness, you can walk back home to your beachfront.
